End of tenancy cleaning London

We’re Elly and Ivan Patev, and we’ve been running Time4Cleaning since 2012. When you book an end of tenancy clean through us, there’s no call centre and no subcontractors. We personally oversee every job.

Our professional end of tenancy cleaning service in London is built around one thing: getting your property to the standard your landlord and letting agent actually expect, not just to what looks clean on the surface.

Studio flats from £199. Fixed prices by property size, not by the hour. 48-hour free re-clean if your inspection raises anything we missed.

End of Tenancy Cleaning That Actually Passes Inspection

Moving out of a rented property in London comes down to one thing: your deposit. And your deposit depends on whether the property matches the condition recorded in your original inventory report.

Landlords and letting agents know what to look for. Limescale on taps. Grease the inside of the oven. Mould on shower grout. Dust on skirting boards. These are the things that fail inspections and cost tenants money – often hundreds of pounds.

That’s what we clean. Properly.

Our teams work through a room-by-room checklist built around what inventory clerks actually inspect. Not what looks good in photos. What passes a professional check.

Our Deposit Back Guarantee

If your landlord or letting agent raises a cleaning issue related to our work after the inspection, we will come back free of charge within 48 hours.

This isn’t something we invented as a marketing line. It’s the standard we clean to – inventory-level, not cosmetic. Every tenant we’ve worked with since 2012 has recovered their full deposit when the dispute involved cleaning.

We also provide a cleaning invoice, which lets agents and landlords accept for deposit deduction paperwork.

Why Tenants, Landlords and Agents Choose Time4Cleaning

We’re not trying to be the biggest cleaning company in London. We have no interest in being that.

What we run is a small, owner-led service where Elly and Ivan are involved in every job. We’ve been doing this since 2012. The measure we use isn’t how many new bookings we take – it’s how many landlords and agents call us again.

A few things that matter:

Fixed pricing

You know the cost before we start. No hourly rates that overrun.

Oven cleaning included

Most companies charge this separately. We include it.

Professional products

We use JANGRO - professional-grade, non-toxic, safe around children and pets.

Invoice provided

Accepted by letting agents for deposit deduction paperwork.

48-hour free re-clean

If the inspection finds something we missed, we come back. No arguments, no charge.

The People Behind Every Clean

When you book with Time4Cleaning, you’re dealing with us directly – Elly and Ivan Patev.

We started this business in 2012 because we wanted to do one thing properly, rather than scale up and hand it off. Thirteen years later, that’s still how we operate. We’re not a franchise. We don’t manage a pool of subcontractors and hope for the best. Every end of tenancy clean we take on is one we personally stand behind.

We know what landlords look for. We know what letting agents flag. And we know that the difference between getting your deposit back and losing £300 is usually a handful of things that most people miss on a self-clean.
That’s why we do this the way we do.

Take a look for yourself...
